Water often follows the path of least resistance. It can travel along joists, wires, insulation, and pipes, or absorb into drywall and framing. That’s why it can take a while for damage to appear, and why you might find a water spot far from the source. If the leak is intermittent (like during heavy rain), the water might dry between episodes, making it even harder to detect.

“Your best defence against major water damage is being observant,” says Golkin. “Do regular walkthroughs of your home — especially after a storm or if you’ve had plumbing issues. Many leaks start small and are fixable if caught early.”

1. Know Your Home
Older homes may have historic stains that aren’t active leaks. When moving in, inspect and document any existing spots, or have your home inspector note them during the buying process.
2. Touch the Area
A newer spot will feel damp but firm. An older one may feel soft or mushy, indicating repeated or long-term exposure.
3. Look Closely at the Pattern
- A solid-colour stain often means recent water.
- Rings or concentric circles suggest the spot has dried and re-wetted over time. The more rings you see, the older the issue likely is.
4. Consider the Surface
Water may be hiding behind non-porous materials like tile, thick wallpaper, or glossy paint. If you see bubbling or lifting, there could be hidden damage underneath.
5. Smell It
A musty or mouldy odour is a strong sign the spot has been there long enough for microbial growth to start. This needs to be addressed immediately.
